The Buying Process

Our experienced sales executives will personally guide you through every aspect of purchasing your Heritage home. We’re here to assist you and answer any questions you may have.

This guide outlines the simple, step-by-step process for buying your new home.

Step 1: Securing the Right Finance

Ensure that you have arranged your finances through a financial advisor so that you’re fully aware of the funds required to proceed with your purchase.

If you need assistance, we can recommend impartial and independent financial specialists who can identify your exact financial requirements. Feel free to ask your sales advisor for recommendations.

Step 2: Do You Have a House to Sell?

If you have a house to sell, you’ll need to secure a buyer before finalizing your reservation with us. At the start of any negotiations, provide the contact details of the estate agent or representative handling your sale. They will confirm that you have a suitable buyer and a secure chain allowing us to proceed with your reservation.

Step 3: Reserving Your New Home

Our sales representative will guide you through the reservation paperwork and provide details on the information you will need to provide. Once the reservation paperwork is complete a deposit will be required to secure your new home.

Step 4: Instructing Your Solicitor or Legal Representative

You will need a legal advisor to handle the conveyancing process and manage the legal transfer of ownership to you. If you need assistance, we can recommend impartial legal advisors/conveyancers. Various fees will apply at this stage, which your legal representative can advise you on.

Step 5: Personalizing Your New Home

Depending on the construction stage, you may be able to personalize your new home with specific choices or options. Discuss the available options with your sales executive, who will provide you with all relevant information.

Payment for these options should be arranged ahead of the exchange of contracts.

Step 6: Exchange of Contracts

Once your legal representative is satisfied that all legal paperwork has been dealt with, they will ask you to review and sign the final contracts.  At the point of exchange of contracts, you will be required to pay your exchange deposit and instruct your representative to proceed with the exchange.

Step 7: Keeping You Updated on Build Progress

We will provide you with updates on the build progress of your new home allowing you to plan your move accordingly. 

Step 8: Walkthrough and Final Inspection visits

As we near completion and once legal notice has been served to confirm your legal completion date, we will invite you to attend a walkthrough visit. This is booked for the week before completion and at this visit, we will guide you through your new home and demonstrate how to use the appliances, heating, and other features, ensuring you know how to get the best out of it.

We will also invite you to carry out a final inspection visit on completion day, which will take place ahead of handing over the keys to your new home, again during this visit you will have the opportunity to thoroughly inspect your new home and note any items you wish to report to us.

Step 9: Collecting Your Keys

The big day has arrived—legal completion. This is the day your home officially becomes yours, once funds have been received by our solicitors, our sales representative will be there to hand over the keys to your new home and any other necessary information you may need.
